The area identified is for sale as existing, but is considered to have potential for development, subject to planning enquiries and consent. Applicants must therefore make and be satisfied with their own enquiries and responses with the local planning authority.
The purchaser will be responsible for arranging for all services including mains electric and water, to be connected to the plot if required, without affecting the sellers retained property. The seller will install a new private sewerage treatment plant to his retained property so that the plot will be sold subject to the existing system being disconnected yet remaining in situ. The purchaser will be responsible for erecting and thereafter maintaining the boundary marked A , B & C with a 2m high timber panel fence on concrete posts (unless otherwise agreed with the seller), which is to be erected within four weeks of completion of the purchase. The seller reserves the right to remove certain items in the garden and to be confirmed in due course. Subject to the terms of sale that are negotiated and agreed, the seller reserves the right to apply an overage clause, relating to the nature of any development subsequently permitted.
Until the purchaser gains consent for a separate access, a right of way for a restricted period and use (i.e. not for site clearance or construction purposes nor with vehicles) will be granted over the entrance of 3 Great Crofts.

Leave Salisbury along the A30 London Road and continue out of the city in the direction of Andover. Continue for about 3 miles and at the top of the hill turn right into Firs Road. Continue approximately halfway along this road turning right into Great Croft.
