Whatever your letting requirements, we’re confident we can provide an efficient and cost-effective solution. One that involves you as much or as little as you wish. In brief, our service options include:

Fully Managed

Let us look after every aspect of your lettings and tenancies so that you don’t have to – it’s perfect if you have limited time.

There’s a setup fee for finding and interviewing your tenant, helping you to prepare your property, drawing up the paperwork and preparing an inventory. Then we charge a monthly commission for managing all tenant enquiries, undertaking a regular maintenance service and rent collection. We’ll also help with checkout at the end of the tenancy to ensure it comes to a satisfactory conclusion.

Rent Collection

If you have the time and prefer to deal directly with your tenants and any issues or enquiries they may have – while we provide you with highly capable administrative and financial support, such as collecting rent - this is the service for you.

As above, we charge you a setup fee for finding and interviewing your tenant, helping you to prepare your property, drawing up the paperwork and preparing an inventory. But the monthly commission you pay us is lower – reflecting the fact that you take responsibility for the property’s upkeep.

Tenant Find 

If you want a professional hand with what most consider the hardest part of property letting – finding a suitable and carefully referenced tenant – but can handle all the other aspects of managing your properties and tenancies, this should be your service of choice.

For a fee that depends on the type of home being let, we’ll advertise the property, provide accompanied viewings, ensure the correct references are undertaken and find a suitable tenant. Our fee also includes helping you with property preparations, drawing up all the required paperwork and preparing the inventory.

Remember that paying us less in charges and fees can sometimes lead to more effort and hassle for you in the long run. It’s a careful balance and one we’d be delighted to discuss with you.

An accurate and realistic valuation, based on real market conditions, in-depth local knowledge and the facilities handy to your property such as schools, shops and transport connections, is key to attracting the right tenant for the right rent.

There’s simply no point us giving you a high valuation to win your business if we can’t also win you a suitable tenant - so we don’t!

No second chances to make a first impression

Before we start marketing your property in earnest, we’ll guide and advise you regarding any preparations and improvements it would be wise to make to gain a top paying tenant fast.

This could range from cleanliness and decorating to deciding whether to offer the property furnished or not.

Safety first – in more ways than one

The safety of your tenants (and your property) is of the utmost importance. That’s why there are a number of statutory safety and compliance checks you need to make before you can let a property, so you can then proceed with complete peace of mind.

These include:

  • annual gas safety check
  • periodic electrical equipment test
  • EPC (Energy Performance Certificate) for your rental property – these are valid for 10 years
  • fitting smoke and CO2 alarms

We’d also recommend you have a professional inventory taken at the start and end of each tenancy. This saves time, effort and any potential disputes as tenants move out.

Maximum visibility in the minimum time

We use a full suite of professional marketing techniques and channels, ranging from digital to traditional, to put your property in front of as many carefully targeted potential renters as possible, to secure you a suitable tenant.

Once an agreement has been reached with a potential tenant, we’ll undertake a full suite of checks and references (such as their creditworthiness) and prepare all the necessary paperwork.
